Union Avenue Kroger continues to develop, bringing vision to fruition.
Working with the historic resource commission, the architectural review board, many neighborhood groups, and city planning and city engineering, Pickering developed a design that would complement the neighborhood’s historical aesthetic. For example, the building massing, material variations and high level of detail fit well with the historic environment. Architectural features include elaborate brick masonry patterns executed affordably with modular 4x16 concrete block.
In collaboration with Dillons, Pickering worked to develop a whole host of energy-efficiency solutions covering nearly every aspect of the building, including lighting, building envelope, refrigeration, low water usage and HVAC. In addition to the many energy-efficient options, property usage was maximized by obtaining a variance to waive building setbacks and occupy the city right of way. With the space gained, the store footprint was expanded by 20%, allowing for resident amenities such as outdoor sidewalk dining, broad urban sidewalks, street trees, decorative pedestrian lights, shaded awnings and generous landscaping.
